The Development:
These new build leaseback are located in a 450 acre Golf course in the Provençal village of Port Royal. There is an 18-hole golf course designed by the Spanish Golf champion Severiano Ballesteros, a practice course, (there will soon be an additional 9-hole golf course), a 2 acre lake, an Aqualud (Water Park) and beautiful views over the Luberon hills. Le Hameau de Pont Royal consists of 115 properties, 1 to 2 bedroom apartments with underground parking (space for 38 cars) and 2 to 3 bedroom villas. The development is designed by Chuck Legler, a famous architect who created the village of Pont Royal, the development is located in the heart of Pont Royal, next to the village centre. The Hameau has been built with an eco friendly mindset. The interior design is of a high level of comfort with quality fittings, a top-of-the-range decoration with Provençal colours and warm materials. Le Hameau de Pont Royal has an easy access and an ideal location to discover all the summer festivals in the South of France. Moreover, the park comprises of a lot of sport facilities such as a wave pool, a rafting river, a pool for children with games, a riding school, a SPA, gastronomic restaurants and of course its world famous golf course where several competitions occur every year.

Location:
Le Hameau de Pont Royal is located in an exceptional park with all sport facilities. In addition, the typical village which enjoys Provençal architecture (Plaza, fountains, old streets…), is also a cultural place which welcomes talented classical musicians, opera, jazzmen and theatre companies. The development is located 16km to Salon de Provence, 20km to Cavaillon, 30km to Aix en Provence, 45km to Avignon, 54 km to Arles, 71 km to Marseille, 102km to Cassis and 171km to St Tropez.

The Area:
The development is located in Provence, close to sandy beaches. This area of France offers exceptional sunshine (more than 300 days a year) and sport, cultural and typical activities. There are a lot of summer festivals in Avignon, Aix en Provence and Salon de Provence. In addition, you can take part in the Nimes Bullfights and Pentecost festival. You can enjoy numerous Provençal  markets in this area and discover the French Art de Vivre with French wines and Provençal  gastronomy (green asparagus cooked in different ways, fish dishes especially the famous French Bouillabaisse, olives, tapenade, brandade de morue and fougasse d’aigre mort.

Activities:
Activities include: golf, swimming, basket ball, quad biking, fencing, canoeing, tennis, gym, aqua gym, aerobics, hiking, dining out, festivals and Provençal  markets.

Investment:
The management company guarantee a rental income of up to 3.75% net (without occupancy) of all management and running costs during the 9-year renewable lease. You can get a guaranteed rental income with up to 5 weeks of occupancy. There is also a possibility to use it 22 weeks per year. The deposit for the reservation is 2%.

Access:
The Pont Royal estate is at the foot of the Luberon hills, on Route Nationale 7, between Aix-en-Provence and Avignon. By car: Motorway A7, Senas exit, then 9 km on the RN7 towards Aix-en-Provence. By air: Marseille-Provence international airport, 40 mins away. By train: Avignon or Aix en Provence TGV station, 40 mins away.
Aix-en-Provence: 35 km – 30 mins. The Alpilles and Saint-Rémy-de-Provence: 35 km – 35 mins. Avignon, City of the Popes: 44 km – 35 mins. Arles, the gate to the Camargue: 66 km – 45 mins. Cassis and its creeks: 100 km – 1h10.
